If I may be so bold to point out, using grammatically correct English is probably the first step to receiving a call.

And, here's a good example of what not to do, also.

If you'd like to reach out for some money, you have to give the investor some reason to invest. Just saying a 'massage clinic' is surely not enough to encourage anyone to even give you a call showing interest in your proposal.

Give them some reason to want to invest. Is it in a good location? Is the staff the best in that location? Is the business currently making money? Why invest?
